Established Real Estate Agencies & Brokerages in Dubai

Every legitimate broker and brokerage must be RERA-registered — check the company's trade licence and the individual agent's broker card via the Dubai REST app before proceeding.

Longevity isn't everything, but a company that's operated through multiple market cycles has a track record you can actually check against.

Some agencies only handle sales. Others — like full-service consultancies — also cover leasing, property management, mortgage advisory and legal conveyancing, which matters if you want one point of contact.

On off-plan, it's usually the developer. On resale and rentals, confirm the commission and who pays it before you view a single property.

Google and Trustpilot reviews, not just testimonials on the company's own site, give a more honest read on how a company actually handles problems.

How to Choose the Right Real Estate Company

Whatever you're comparing developers or agencies, off-plan or resale, our team can walk you through the options with no obligation.

Major Property Developers in Dubai

A developer owns the land, funds and builds the project, and sells units — usually off-plan — directly or through appointed agents. An agency or brokerage never owns the property; it's hired (and usually paid on commission) to find, negotiate and manage transactions on a client's behalf, across any developer's stock and the secondary market. Most buyers end up needing both: a developer to build the home, and an agent to help them choose which one, negotiate the deal, and handle the paperwork.

Common Questions About Dubai Real Estate Companies

How to Buy Property in Dubai: A Complete Guide

Best Real Estate Companies in Dubai: Agencies vs. Developers Explained

Paid to the Dubai Land Department on every ownership transfer, split by agreement between buyer and seller (buyer pays it in most transactions).

The standard brokerage commission on the purchase price, typically paid by the buyer.

A fixed administrative charge for issuing the title deed, plus a small knowledge/innovation fee.

If financing the purchase, DLD charges 0.25% of the loan amount to register the mortgage, plus a bank arrangement fee.

Budget for these on top of the purchase price — together they typically add up to 6–8% of the property value.

Common Questions About Buying Property in Dubai

Yes. UAE banks lend to non-resident foreign buyers, though loan-to-value ratios are more conservative than for residents — typically up to 50% of the property value for non-residents, versus up to 80% for UAE residents on their first property, though this varies by bank and property price.

Non-resident applicants generally need to show proof of income, bank statements, and sometimes a higher minimum property value to qualify. Our team can introduce you to mortgage advisors who work specifically with international buyers.

Can Non-Residents Get a Mortgage in Dubai?

Off-Plan vs Ready Properties in Dubai

Decide whether you're buying to live in, to rent out, or purely for capital appreciation — this shapes which areas and property types make sense, and whether off-plan or ready property suits you better.

Define your budget and goal

Foreign nationals can only buy freehold (full ownership) in designated freehold zones — these include Downtown Dubai, Dubai Marina, Business Bay, Palm Jumeirah, Dubai Hills Estate, JVC, Dubai Creek Harbour, and dozens more. Outside these zones, only UAE and GCC nationals can own property directly.

Choose a freehold area

Only brokers registered with Dubai's Real Estate Regulatory Agency (RERA) are legally permitted to arrange property transactions. A registered agent will hold a valid broker card and can verify a listing's ownership and any mortgage or dispute against it via the DLD.

Work with a RERA-registered broker

Once you agree a price, both parties sign a Memorandum of Understanding — the DLD's standard Form F — and the buyer typically pays a 10% deposit held with the agent or a trustee.

Sign the MOU (Form F) and pay the deposit

For a resale property, the seller applies to the original developer for an NOC confirming there are no outstanding service charges or dues — this is required before DLD will register the transfer.

Obtain the developer's No Objection Certificate

Buyer and seller (or their representatives) attend a DLD-registered Trustee office together, where the transfer fee is paid and a new title deed is issued in the buyer's name, usually the same day.

Transfer ownership at a DLD Trustee office

Once the transfer completes, the new title deed is issued electronically via the Dubai REST app or in physical form. This is your legal proof of ownership.

Register your title deed

Buying Property in Dubai, Step by Step

Investing AED 2,000,000 or more in UAE property (including off-plan, subject to conditions) can qualify you for a 10-Year Golden Visa, granting long-term UAE residency for you and your immediate family without needing a local sponsor. Investments below this threshold may still qualify for shorter-term investor visas.

Dubai has become the world's top city for branded residences — homes developed in partnership with hospitality or luxury brands — with dozens of completed projects and dozens more in the pipeline. Branded homes in Dubai now command a substantial average price premium over unbranded equivalents, a trend that's shaping where new luxury supply is being built.

Dubai Leads the World in Branded Residences

Market-wide averages only tell part of the story — talk to our team for pricing and demand specific to the community or project you're considering.

Common Questions About the Dubai Market in 2026

Dubai's ultra-prime segment had a standout first half, with 296 recorded sales above $10 million bringing in roughly $5.1 billion — a 16% increase in deal count year-on-year. The single largest transaction of the half was a branded residence sale exceeding AED 400 million, underscoring continued demand from ultra-high-net-worth buyers at the very top of the market.

The Luxury Market Keeps Climbing

With roughly 7 in 10 transactions off-plan, payment plans continue to be the primary way most buyers are entering the market.

Steadier price growth means less pressure to rush a decision purely to beat next month's price — there's more room to compare projects properly.

If you're in the ultra-prime bracket, demand and pricing at the top of the market remain strong, particularly for branded residences.

What This Means If You're Buying in 2026

Average home values rose roughly 9% across H1 2026, a strong number, but a clear step down from the 12–22% annual gains seen in 2024–2025. Analysts now expect full-year price growth to settle into a steadier 5–8% range. A market that cools from a sprint to a sustainable pace, without prices falling, is generally the healthier outcome for buyers who plan to hold for the medium to long term rather than flip quickly.

Price Growth Is Moderating — And That's a Good Sign

Dubai opened 2026 with its highest-value sales month on record, and the momentum carried through the first half of the year. Off-plan sales continued to make up the majority of transaction volume, reflecting sustained confidence in developers' payment plans and delivery track records, alongside steady activity in the ready-property resale market.

A Record Start to the Year

Tell us your budget and goals — we'll match you with off-plan launches or ready listings that actually fit, not just whatever's available.

Not sure which is right for you?

Common Questions About Off-Plan vs Ready Property

Off-plan means purchasing a unit before it's built, or while construction is underway, directly from the developer. Dubai law requires developer payments to be held in an RERA-regulated escrow account, released to the developer only as construction milestones are verified — a key protection for buyers.

Buying Directly From the Developer

Developers structure payment plans differently, but most Dubai off-plan launches now follow one of these patterns:

How Off-Plan Payment Plans Typically Work

Ready property means the building is complete and either currently occupied or vacant and available immediately. You inspect the actual unit, agree a price with the current owner (via a broker), and complete via the DLD transfer process.
