Off-plan properties – What are they?
In Dubai, an off-plan property is a fully-planned property or development that is registered in the Dubai Land Department, has an escrow account, and is fully financed. It may be sold with a payment plan that includes post-handover payments in order to maximize ROI.
Investors can purchase off-plan properties (secondary market) or developers such as Meraas, Damac, Dubai Holding, Ellington, and Sobha can sell them (primary market). A property can be bought off-plan during the planning or construction phase.
In part due to the flexible payment plan and the possibility of capital appreciation and high ROI after the project is delivered, most investors prefer to invest in off-plan projects.
While they are still available, take advantage of the generous payment plans.
In part, the spike in off-plan property sales can be attributed to developers’ post-handover payment plans. Phased payments for these assets allow buyers with limited financial resources to avoid waiting for the market rate to be more affordable.
